Businesses, visitors, and residents benefit from the greater density of people, services, and additional street-oriented development to further augment the urban fabric.
The vision for this site is to create rich architecture that brings a mix of housing and commercial retail south of Jasper Avenue. The existing surface parking lot will be transformed, bringing over 30 storeys of one to three bedroom suites, a childcare space, fitness gym, multi-purpose lounge for private event rentals, and retail offerings at the street level.
The structure is two towers atop a pedestrian-scaled podium, which will frame and address 104th Street and 100 Avenue. Façade recesses and projections in the podium have a reflective relationship with the opposite side of the street, allowing for increased pedestrian activity and interaction with Beatrice Carmichael Park.
There is opportunity for urban design on the site, with its desirable proximity to local shops and businesses and direct access to existing transit infrastructure and bicycle networks. The towers’ new residential and commercial units will animate the currently compact, pedestrian-oriented street, along with publicly accessible patios and retail displays facing west and south to maximize sun exposure. These typologies are uncommon along 104th Street north of Jasper Avenue, making this quieter portion south of Jasper an ideal location for gathering and sitting outside next to shops and restaurants.
This project contributes to a greater vision to increase the variety and diversity of households, businesses and amenities downtown, supporting a greater mix of household incomes and sizes in the neighbourhood.
